Assistance, not autopilot
Every landlord app is racing to bolt on AI right now, mostly so there's something to put in the app-store screenshots. casavello uses it for exactly two things: reading a receipt, and reading a certificate. Both are pure transcription — no judgement involved — which is precisely why they're safe to hand over, and precisely why nothing else is.

Every report states its assumptions and shows its working. That's the difference between organised records and a black box.
07 · Acquisitions & refurbishment
Appraise it, track it through to purchase, cost the works, and carry the same record into management. One system from viewing to rent roll.
Among the property tools we've looked at, the ones built for appraising a deal aren't built to manage what you buy, and the ones built to manage a portfolio don't help you appraise the next purchase — you're left running two logins and re-entering the same address twice. This is the one place we haven't found that split.
A necessary note on tax
These reports exist to save your accountant hours of reconstruction, and to let you see your position during the year rather than in the following April. They are not tax advice, they do not file anything on your behalf, and they do not replace a qualified professional. Every tax output in the product says so on its face.
